Croatia Villa is a property advertising and booking platform created by Fiksie with a simple idea behind it. Why should villa owners and travellers always need a middleman?
The platform gives villa owners on the Croatian coast the opportunity to advertise their properties for free and communicate directly with potential guests. Visitors can search for exactly what they need, check availability and contact the owner without going through a large rental platform that adds another layer between the two sides.
We designed and developed the entire website ourselves, including the custom WordPress theme, search system, filtering, booking functionality, property management, maps, galleries and the complete user experience.
A Custom WordPress Platform for Property Owners
Croatia Villa is built around the needs of property owners who want control over their own listings.
Owners can enter and manage their property information themselves, including descriptions, facilities, photographs and availability. They do not need to rely on an external administrator to update their listing every time something changes.
This makes the platform useful beyond holiday villas. The same concept can be adapted for property rental websites, real estate agencies, accommodation directories and tourism platforms where individual owners or agents need to manage their own listings.
It can also be extended to other travel related services, such as selling or advertising one day trips, excursions and local experiences.
The important part is the architecture underneath. Because the platform was developed specifically for the project, the functionality can be adapted to different business models without being restricted by the structure of an off the shelf WordPress theme.
Search That Actually Helps Visitors
Finding the right property should not require scrolling through hundreds of listings.
We built an advanced search and filtering system that lets visitors narrow their results according to the things that actually matter when choosing accommodation. Properties can be filtered by region, city or town, number of guests and facilities such as a swimming pool, pet friendly accommodation, Wi Fi and parking.
Some of these facilities are now expected by travellers, but including them in the search system makes the information immediately useful. A visitor can combine several requirements and reach a much smaller selection of relevant properties.
The goal was not simply to add a search box to WordPress. We created a proper property discovery system where filters work together and guide visitors towards the type of accommodation they are actually looking for.
Availability and Direct Communication
One of the most useful parts of Croatia Villa is its integrated availability system.
Visitors can see whether a property is available for the dates they are interested in before contacting the owner. This helps prevent enquiries for dates that have already been booked and gives the owner a much more useful enquiry in return.
Once a visitor finds a suitable property, communication can happen directly with the owner.
There is no unnecessary intermediary between the person looking for accommodation and the person providing it. That is the central idea behind the project. Both sides benefit from a more direct relationship, while the owner retains control over the property and the visitor has the opportunity to discuss the stay directly and potentially secure a better price.
Property Information, Galleries and Exact Locations
A property listing needs to answer practical questions before someone decides to make contact.
Each listing can therefore contain detailed information managed by the property owner, supported by an image gallery showing the interior and exterior of the property. Visitors can get a much clearer impression of the accommodation before sending an enquiry.
We also integrated OpenStreetMap so visitors can see the property’s exact location. This is particularly useful when choosing accommodation in Croatia, where being close to a particular town, beach, national park or other point of interest can have a major influence on the decision.
Combining structured property information, photographs, availability and location gives visitors most of what they need in one place.

Croatia Villa is a strong example of what can be achieved when WordPress is treated as a development platform rather than simply a content management system.
Fiksie handled the complete project from the initial concept through design, development and implementation. We created the custom WordPress theme and developed the functionality required to support property listings, owner management, advanced search, filtering, availability, direct enquiries, galleries and mapping.
The project required considerably more than adapting an existing theme. The functionality had to work together as one system, with the owner, visitor and property all connected through the same platform.
That is where custom WordPress development becomes particularly valuable. The technology can be shaped around the business idea instead of forcing the business to fit into a predefined template.
More Than a Villa Directory
Although Croatia Villa was created specifically for Croatian coastal properties, the concept has much wider potential.
The same technical foundation can be used for a holiday rental marketplace, real estate directory, accommodation portal, local experience platform or one day trip website. Any business that needs multiple providers to manage their own listings while allowing visitors to search and contact them can benefit from this approach.
The project demonstrates our belief that WordPress can support much more sophisticated ideas than a traditional blog or company website.
